Unwanted path that lets moisture bypass a protection layer and move into the building fabric.
What a moisture bridge means
A moisture bridge is a path that allows water or dampness to cross from a wet zone into a protected zone. It can be created by high paving, poorly detailed plinths, cladding returns, sealant shortcuts, or finish layers that bridge over a designed break.
Why it is hard to diagnose
Moisture bridges rarely announce themselves at the source. Dampness may show up on paint, skirting, cabinetry, or interior plaster far from the detail that let water cross.
Typical construction causes
- Final ground or terrace level rises above intended protection clearances.
- Facade layers or sealants connect over a drainage or movement break.
- Window or door reveals are finished before the water path is proven.
What to inspect
- Plinth and finished level clearances.
- Openings, thresholds, and facade returns.
- Any detail where a later finish layer could bypass drainage or waterproofing logic.
